The Process

Land to Move-In, in Five Stages.

A custom home in north metro Atlanta typically runs about 12 months of construction, and several months of land and design work before that. Here is what happens, in order, and how long each part actually takes.

  1. 01

    Land & Feasibility

    2–8 weeks

    We look at listed and off-market parcels, then check the things that actually decide whether a lot works: zoning and setbacks, septic or sewer, water and power, topography, tree ordinances, and access. If the lot doesn't work, we say so before you buy it.

    Your part: You decide which parcel to pursue. We handle the search and the buildability read.

  2. 02

    Design & Budget

    8–16 weeks

    Architect and plan development runs alongside a working budget. We price the plan as it develops rather than after, so the drawing and the number stay in the same conversation. Expect $250–$350 per square foot for sticks-and-bricks, with site work priced separately by lot.

    Your part: You approve the plan, the specification level, and the allowances.

  3. 03

    Permitting & Contract

    4–10 weeks

    Plan review, county permits, and any variance work. In parallel we finalize the cost-plus agreement and the construction-to-permanent loan draw schedule with your lender.

    Your part: You sign the build agreement and close the construction loan.

  4. 04

    Construction

    9–12 months typical

    Site work, foundation, framing, dry-in, mechanicals, interior finish. You get a weekly briefing with progress, upcoming decisions, and anything that moved. Weather delays are logged and reported rather than absorbed quietly.

    Your part: You make selections on schedule and approve any change orders in writing.

  5. 05

    Closeout & Warranty

    2–4 weeks, then 12 months

    Walkthrough and punch list, final inspections, certificate of occupancy, and handover of manuals and warranties. The first-year warranty covers workmanship, and we return for the items that show up after you move in.

    Your part: You walk the house with us and sign off on the punch list.
